There are about 4000 parts in a piano action.  There can be up to 13,000 parts in a piano!  With those kinds of numbers, eventually something is going to break or need reconditioning.  If your piano doesn't seem to be playing the way it should it will either be something in the piano action that needs to be fixed or regulated.  There are a lot of things that can make a key not play or not play correctly.  It could be something as simple as something stuck between the keys or as complicated as a broken string.  These situations can all be evaluated and estimated at the time of a scheduled tuning.
